The new Freo training centre cost $110m

If we went down this road, how long would this take for financing, planning, construction and dealing with the ACC / Ann Moran / Adelaide Parklands Preservation Association?
The AC council can’t block developments that large anymore.

People may hate Rann and co, but he skewered the ACC in this respect.

Everything being built in the CBD is a result of the ACC being largely removed from the decision making process.

Is the opportunity at WL to change the dimensions of the oval since all the terracing is getting torn up now ?

Its a good facility, not a great one. Plenty of clubs have gone past us now but we were ahead of the game.

The one thing I am perhaps overthinking is why do we need a city base ?? Plenty of good clubs train and are based a reasonable distance from their home grounds.

The city base for a club like Adelaide is appropriate, it’s the centre of the state, we aren’t aligned to a suburb like the Vic clubs.

It will receive greater patronage than out in the suburbs.

It can be used for pregame and post game functions.

It will receive far greater sponsorship exposure being in the city.

It will reinforce we really are the no 1 football team in this state, a visible prescence given how many people travel into the city would be huge.

There is no downside, we are strong financially and should be able to afford something like this.

Let's take apart his tweet. It has three statements.

(1) The Adelaide Aquatic Centre is definitely a venue the Crows are looking at for a new home base

Of course it is. It's nearby, it's not used much, and this has already been reported by Frank Pangallo. Thank you Captain Obvious.

(2) Word is they're looking to spend $60mill to build a centre of excellence

A Centre of Excellence? I was hoping for a Centre of Wickedness, because everyone already has a CoE, and this sounds cooler. Also, $60m? I reckon he flat-out guessed that number. Freo was $110m... but we can do it for half-price? No way. Made it up.

(3) It'll be interesting to see how the North Adelaide residents receive this as there's usually push back.

And here's the mental leap to tie it together. North Adelaide Residents Push Back On North Adelaide Development? My God, hold the front page. This is as shocking as the time they ran with "Sun Rises In East"
 
So Anne Moran was on 5AA and was really balanced.

That tells me they are keen to get it off their books. However i highly doubt there will be a Crows Shed involved.
The fact she was balanced probably means it's close.

What he is saying is "North Adelaide Residents Push Back, get your complaints in before the AFC has a chance to gather any momentum"

If the club wants to do it, the team benefits and the fans get something out of it too then I'm all for it.

I didn't really visit the Shed much, was too much of a trek home. I probably wouldn't use a new venue either but if those who would think it's a good idea then that's fine by me.

Not sure they're going to have much choice. They were happy to have a run down swimming centre there so this wouldn't be much different....... just new.

That's kind of what i think. Anne did say they hadn't got a proposal for that site but had been in discussions (another site in particular that was ruled out).

So this is clearly option 2. I guess it's up to the club to see if it still works.

The Freo facility is also a shared community centre for the Cockburn area. The council.encouraged Freo into their area and it became a Joint venture between the two.

Something we may be able to replicate with the ACCC using the Aquatic Centre. It certainly would help with funding.

Yeah I personally could not care less where the training facility is. As long as it is future proof (as much as possible) and is as good or better than the two great facilities WCE and Freo have. And does not bankrupt the club.

If a city location meets those goals so be it.

Anything we build should have a better area for us fans to use, club rooms if you want to call it that. Regardless of location.

Also the old shed was great.

I remember going their to watch away finals, even when we lost it was a great atmosphere and you really felt part of the club.

Not sure why the club cant use the open indoor training space now for away games at West Lakes. I guess staffing costs and temporary liquor licence costs could be a barrier there.

Could be great though. Have food trucks set up outside. Then go in and watch the away game.

Roo on MMM confirmed we are looking at it but it’s only early days.

He said “with the demolition” of West Lakes it sounds like they are over that environment and will do something eventually.

Although I’m all for a city based facility, this is true and fact. We negotiated well in regards to the rent at West Lakes and I’m sure the club will make sure it’s absolutely worthwhile for them to move out of there.

Bloke here at work just said that the developers that own the land are keen to see us gone. He lives in that development. Demand for that housing better than expected when initial deal was done.

He is a Port supporter and a bit filthy that he can see it all lining up that we will have a good facility and little debt to pay for it.


I am predicting funding would be.

Commercial funds ie loan.
Proceeds from leaving West Lakes. Developers buy out our lease and buy our facility and the land it sits on.

Joint venture with ACCC

Government funding associated with the Joint Funding with ACCC ie the Community use concept
Government funding in regards to womans sport.

If the developers want us out I am sure there is a fee for them to end the lease.

Plus we own the land our building sits on so they will need to buy that.

So we own that land?
I believe it is literally just the land the building sits on. Not the oval.or land around it.

I recall the SANFL gave a parcel of land to us and Port in the late 2000s. We built our new building on it. I think Port negotiated cash relief in lieu of theirs. Remember that idea their CEO Haysman had to create a shopping centre.

I guess the question is do we really own that parcel of land. Or SANFL let us use it and it forms part of the overall land package and the developers already own it.
