This is correct. While one of the aims was to have the Gabba have improved public transport access, the other primary aim was to have a railway station in an inner-city area that currently does not have one & improve rail management on the network. It's also why the area is currently covered by a Priority Development Area, to increase the housing density, amenity, entertainment, retail, etc, offerings in the area.Retail precinct and a lot of high density housing would be built there you’d expect. Could totally transform the space to house 1000s with the public transport infrastructure already in place.
Even if the Gabba gets demolished, it'll be an area of Brisbane that will be significantly redeveloped in the coming years.
